Overview

Why Design Review

Design Review preserves the architectural and landscape character that defines The Bridges. The review process applies a consistent set of standards to exterior modifications proposed by homeowners.

Review applies to changes that affect the visible exterior of a home or its lot — including but not limited to architectural alterations, additions, hardscape, planting, lighting, walls, and fences. When in doubt, contact community management before beginning work.

Before You Start

  • Confirm whether your project requires review.
  • Review the current Design Guidelines in full.
  • Speak with community management about anticipated timing.
  • Engage your design and construction team early.
  • Confirm any required deposits or fees at the time of submission.

A pre-application conversation with community management is recommended before formal submittal.

The Review Process

A clear path from inquiry to approval

  1. Pre-Application Conversation

    Contact community management to confirm whether your project requires review, what materials will be required, and current submission expectations.

  2. Application & Drawings

    Submit the Architectural / Landscape Application together with required drawings, specifications, and material samples as outlined in the Design Guidelines.

  3. Review

    The Architectural Review Committee reviews the application against the Design Guidelines. The reviewer may request clarifications or additional information. Plans are routed to Ken Ayers, Rocky Ohana, and Steve Ahles; the remainder of the Committee receives materials by USPS.

  4. Decision & Conditions

    Approvals are typically issued in writing and may include conditions of approval. Work should not begin until written approval is received.

  5. Construction & Closeout

    Work proceeds in accordance with the approved drawings. Notify community management at completion so any required closeout steps can be completed.
